Santa Clarita Valley Foreclosures - We were at 117 Total Foreclosure Listings amongst Valencia, Stevenson Ranch, Saugus, Canyon Country, Newhall, Acton, Agua Dulce, and Castaic. That was in the end of February of this year 2009. Where are we now???
Due to the Fannie Mae and Freddie Mac hold on the release of foreclosures and the other banks following suit - we have reached an impasse. There have been a ton of the sub prime fallout that have come and gone for those buyers that have been waiting until now to pull the trigger.
The Inventory has dwindled - and if it was a Sellers Market Before - it surely is now. So, where does that leave you? That leaves you finding an agent that will hunt for you with regard to Foreclosures, REO's, Short Sales and other types of properties for sale.
Today, there are 55 Foreclosures and Bank Owned Properties for sale in the cities that Compose the Santa Clarita Valley. That is it, so you can see how the inventory has been eaten up.
What do you need to do? Keep an watchful eye for the next wave. Riverside county is reporting that the ARM's are getting ready to mature and those folks don't have the equity to re-fi. Numbers projected?? 350,000!!!
Adjustable Rate Mortgages. If Riverside County is reporting those numbers, you can Imagine that Los Angeles County and Ventura County are going to be seeing with regard to these numbers.
