I remember the days of Full Time Police Work. There are the days that I miss it and then the days I miss it a lot.
The camaraderie is something that lacks in Real Estate without a doubt.
Sitting in the station with an arrestee and completing reports, you did not even have to hear a radio. All of a sudden there was the sound of driving cattle - large boots hitting the deck and papers flying all over the room. Just dust where those that were once buried in the recreation of events as they were being documented, was left behind.
The radio volumes were turned up, and the patrol, detectives, and Motors were starting their engines and gates opened.
"16A39 is requesting help at a 415 man with a Gun", shots fired...."
All I can say is that there was no room for being in the way or staying at the station during one of these "Help Calls". Everyone Rolled - Everybody!!!

Checking in the inventory in the Santa Clarita Valley - I observed in the past 36 hours since my last report, we are still leading in the Short Sale Categories of New listings being placed onto the market for sale.
We have very few foreclosures coming onto the market - stand by for Two Weeks from Now...
Regular Sales are still in existence.
Advantages with regard to Real Estate and First Time Buyers – Yes, but we do require a sit down or at least a 45-60 minute Conference call with each and every client that is wishing to utilize our services with their Real Estate Buying.
Arrogant? Absolutely not – you have no idea of how many times we have seen people rushed by all of the fancy sales techniques – in fact, I never would have thought they could work (I shun them and they don’t pull the wool over my eyes, but apparently I am not that common).
I know that they work due to the large amount of High Pressure Coaching systems that are making money by their “real estate agent clients” hand over fist.
“The way we look at it, if you are serious and understand what a serious undertaking purchasing Real Estate is as a First Time Buyer, or any buyer for that matter, you will not view it as if you were purchasing a pair of shoes!”

With very little in the way of Foreclosures coming onto the Real Estate Market for sale in the Santa Clarita - We are looking forward to Next Year - 'this too shall pass' as Dear old Dad used to say.
With a majority of the Real Estate market being in Short Sale configuration - we are watching as some of the major banks are putting into place, departments that only handle "short sale negotiation".
The goal by the Major Banks is to streamline the short sale process and to get them to close much faster. They too know that it is cheaper than letting their Foreclosure Assets go into Foreclosure and then to possibly expend the money to evict the owners or tenants.

CDPE - Certified Distressed Property Expert - a lot of good Short Sale Learning to be had - but does it make the difference between two different agents or real estate teams when it comes to a successful negotiation of a Short Sale?

I would say that it could be the difference between Book Smarts and

Street Smarts. Which is more better :-)
There is a definate place for those of us that have worked in the Real Estate Trenches. I think that sets our Real Estate Team apart from some of the Regular Crowd. I am a big advocate of Education and we are also sending out Team Members to the CDPE class to obtain their certifications. But, Paris and I know the ins and outs of a successful Short Sale Negotiation.
We know how to motivate the Short Sale entity at the banks and have a track record to prove it. We have turned a non-approval to "approved" status on more than once occasion.
We also have been instrumental at getting second's and third's on board when it comes to a "less than owed" settlement.

But I have. It looks like the Buyers of Santa Clarita Real estate and in the other Southern California Communities we serve as Realtors will have some more breathing room. We have educated our clients and explained not to get too worked up over time frames and dead lines. When we are in a declining market - the 8K tax credit, might not amount to anything compared to holding off until later to purchase a home.
Yes, I know, that is not the best way to get someone into escrow - but it is the best way to keep clients and earn others. So, we pitch as it is, no curve balls, spit balls, sliders, or anything of the like. I like the good old fast ball, but we give our clients the tools, education and the right amount of our professional experience to hit a home run each and every time.

Whether it is a bank owned, real estate owned foreclosure, short sale or human listing - there have been a definite lack of this type of inventory, creating a true "frenzy" in the local real estate market.
Maybe - but those lists are bogus - all of the banks that have the foreclosure assets and bank owned properties mandate that they get placed into the Local Board of Realtors Database, so that they can get thousands of Hungry Agents writing on them. There is no secret list or place where these properties are getting hidden and where you can pay a special fee to have access. You want to find an agent that does not hold you hostage in order to give you these listings.

2 of those listings that came onto the market for sale were Real Estate Owned Foreclosures - that has limited the amount of REO's on the market dramatically - our buyers are feeling the brunt of the "non-release" of the Foreclosures.
